Interior - Kitchen - Bath - Floors - Paint - Architect On Payroll

Your last remodel left a punch list nobody came back to finish.

The door that won't close. The grout line that wanders. The outlet behind the fridge nobody wired. You're not crazy - most contractors are gone before the punch list. Here's the plan: (1) free design walk + scope, (2) architect-stamped drawings (he's on our payroll, no outside firm), (3) finish crew that's paid to close the punch list to zero before we hand back the key. 4.3 stars - 51 reviews - 5-year workmanship warranty.

The problem

Why most jobs like this go sideways.

Interior remodels stall when the contractor never sequenced electrical, plumbing, drywall, tile, and cabinet install against a real calendar. You end up with an open kitchen for three months and a crew that shows up two days a week. Green O runs interior jobs on a fixed weekly sequence with a site lead who owns the punch list.

  • Cabinets ordered before rough-in inspection = wall changes that break the layout
  • Tile installed on unshimmed subfloor cracks within one season of use
  • Paint sprayed before drywall is Level 4 finished shows every seam in gloss light
  • No permit on a kitchen electrical rework voids homeowner insurance on any future fire claim

Interior projects don't fail in the big stuff - they fail at the punch list. The door that doesn't close, the grout line that wanders, the outlet behind the fridge that was "going to be wired tomorrow." You signed up for a finished kitchen and got a list of broken promises. You deserve a contractor whose finish crew is paid to chase the punch list to zero - and a written warranty when it's done. That's why our architect is on our payroll (not a third-party firm that disappears), and why we don't take the final check until you sign the punch list off yourself.

How we work

How we run it.

Interior remodels run on a 4-step sequence: design walk with product selections, written scope and calendar, self-performed demo through finish, then a final punch walk. Typical kitchen or full-bath remodel in Beaverton runs 4 to 8 weeks depending on scope and cabinet lead time.

  • Step 1: Design walk — measure, discuss selections, confirm scope
  • Step 2: Written scope + fixed weekly calendar + permit pulled
  • Step 3: Self-performed demo, rough-in, drywall, tile, cabinet, paint
  • Step 4: Final walk with punch list closed before final invoice

Questions, answered

Frequently asked.

The four we hear most: how long a kitchen or bath remodel takes, whether we handle design, if we pull permits, and whether we can live in the house during the job. Short answers: 4 to 8 weeks typical, yes we have an architect on payroll, yes we pull the permit, and yes with dust barriers if the kitchen or a bath is the only affected room.

  • Typical Beaverton kitchen remodel: 4-8 weeks including cabinet lead time
  • Architect on payroll — no separate design fee for scope under $150k
  • Permit pulled by Green O; inspections attended by our project lead
  • Live-in remodels supported with dust barriers and a nightly clean-down
Do I need an architect for a kitchen remodel?

Depends on scope. Pulling a load-bearing wall or moving plumbing across the slab - yes. Cosmetic refresh - no. We tell you which yours is upfront, in the free walk-through. No mystery.

How long does a kitchen take?

Most full kitchens 6-10 weeks from demo to final walk. Bath 3-5 weeks. You get a calendar before we start - not a vague "few months."

Can you live in the house during a remodel?

Yes for most. Bath remodels often work better if you have a second bath. Kitchens we set up a temporary prep zone - we want you eating dinner at home, not at Chipotle for two months.

Do you handle the permit?

Yes. Pulled in our name. We schedule inspections and meet inspectors on-site. If something gets red-tagged, that's our problem to fix, not yours to figure out.

What happens if I pick the wrong contractor?

Wrong contractor takes the deposit, demos your kitchen, then the work stalls. The next contractor charges double to fix the first one's mistakes. The permit is in your name so the city calls YOU. We've been in Beaverton 17 years - when we take a deposit, the work finishes on the date we said.

Can you finish a remodel before a specific move-in date?

Yes — we plan the schedule backward from your hard date. Architect-on-payroll means design changes do not cost you 3-week delays waiting on an outside firm.

Do you handle permits and inspections for interior work?

Yes — pulled in our name. We own the inspector relationship. You never call the city.
