The problem
Why most jobs like this go sideways.
Homes in the Portland metro fail in small, quiet steps: a dislodged shingle after a windstorm, a gutter joint packed with Douglas fir needles, a cracked sealant at a kickout. By the time the drywall stain shows, the deck sheathing is already rotted and the repair became a tear-off. Preventive inspection catches these details while they are still a caulk-tube fix.
- Portland-metro roofs collect Douglas fir and cedar needles that clog gutters in 60-90 days
- Kickout diverter sealant fails in 5-7 years — the leak shows up on the interior in year 8
- Attic ventilation blocked by insulation shift voids most CertainTeed and GAF material warranties
- Undocumented maintenance is a resale liability — buyers negotiate credits without a paper trail
Most homeowners don't find out their roof is failing until the ceiling stain shows up - by which point the deck is rotted, the insulation is soaked, and the repair just became a tear-off. You deserve a maintenance plan that catches the loose flashing in October, not the leak in January. That's why we built Greeno Care: a written annual or semi-annual inspection by the same crew that does our installs, priority callback when storms hit, and member pricing when small repairs come up. The plan transfers when you sell - and a paper trail of documented maintenance adds resale value at closing.

What you get
What lands in your file when we're done.
You get a written roof-and-envelope inspection on your chosen cadence, photo log of every visit, priority storm callback ahead of non-members, member rate on any repair we find, and a maintenance file that transfers to the next owner at closing. Greeno Care is run by the same in-house crew that performs our installs — not a third-party inspector.
- Written inspection with date-stamped photos delivered after every visit
- 24-hour priority callback during storm events (non-members: 5-day standard)
- Member rate on repairs identified during the visit — 10-15% off standard labor
- Free emergency tarp during declared storm events — restoration billed to insurance
- Membership and maintenance file transfer to the next owner at closing
- Annual or semi-annual roof + gutter + envelope inspection (written report yours to keep, photo log included)
- Priority callback (24-hour SLA vs 5-day standard) - members go to the front of the line
- Member pricing on repairs (10-15% off labor)
- Free emergency tarp during storm event for members - tarp is free, full restoration billed against your insurance
- Carry-forward credit toward your next major project (we don't pocket the fee if you didn't need work)
- Transfer to next homeowner at closing - the paper trail goes with the house, adds resale value
How we work
How we run it.
Greeno Care runs on a 4-step cycle: enroll and set inspection cadence, scheduled roof-plus-envelope walk by our crew, written report with prioritized findings, and priority response through the year. Basic runs once annually, Plus twice a year, and Concierge quarterly with a dedicated project manager as your single contact.
- Step 1: Enroll and select cadence — Basic (annual), Plus (semi-annual), Concierge (quarterly)
- Step 2: Scheduled inspection by the same crew that does our installs
- Step 3: Written report with prioritized findings and member-rate repair estimates
- Step 4: Priority storm callback + free tarp during declared events all year

Questions, answered
Frequently asked.
The four we hear most on Greeno Care: what the visit actually covers, whether the membership pays for itself, if the plan transfers when the house sells, and whether pricing is public. Short answers: roof plus gutter plus envelope walk with written report, most members recover the fee on the first early catch, yes it transfers at closing and adds resale documentation, and no pricing is custom per property by owner policy.
- Every visit covers roof, gutters, exterior envelope, attic access, and a written photo report
- Most members recover the annual fee on the first early-catch repair identified
- Membership transfers to the next owner at closing — buyers value the paper trail
- Membership pricing is custom per property — call (971) 226-7751 for a written scope
What does membership cost?
Tiers range from semi-annual basic to annual concierge. Pricing on the membership page. The plan pays for itself the first time it catches something before it's a claim.
What if I don't need any work this year?
Membership rolls over a portion of the fee as credit toward future work, up to a cap. We don't pocket it if you didn't use it.
Does the membership transfer when I sell my house?
Yes - we transfer the membership and the documented maintenance file to the new owner at closing. Buyers pay more for a house with a paper trail.
What happens if I skip the membership and just call when I see a problem?
By the time most homeowners see a problem, it's already a tear-off instead of a repair. The whole point of the membership is the early catch - a $200 sealant fix in October beats a $20K insurance deductible in January.
What does a Greeno Care member actually get on a quarterly visit?
Roof + envelope walk, gutter clean, attic + crawl check, exterior caulk + paint touchup, written photo report, and a member-rate quote on anything we find. No upsell pressure.
Is membership pricing public?
No — and that is owner policy. Pricing is custom per property. Call (971) 226-7751 and we will write you a real scope and a real number before you commit.
